Terms and Conditions of Casa Santa Vincenza

1. Introduction
   Welcome to Casa Santa Vincenza, located at Via Cavallotti 10, Lovere (BG). These Terms and Conditions govern the use of our vacation rental and the occupancy of the property. By making a reservation at Vincenza Lovere Stay, the guest agrees to these Terms and Conditions.
2. Booking and Payment
   2.1. Reservations can be made via the website, by phone, or by email.
   2.2. Payment of 100% of the total amount is required at the time of booking.
3. Cancellation Policy
   3.1. 50% of payments made are refundable if canceled 3 days or more before arrival.
   3.2. 100% of payments made are refundable if canceled 10 days or more before arrival.
4. Check-in and Check-out
   4.1. Check-in is available from 3:00 PM to 8:00 PM. Please inform us in advance of your expected arrival time.
   4.2. Check-out must be completed by 10:00 AM on the departure day.
   4.3. Early check-in and late check-out are subject to availability and may incur additional charges.
5. Occupancy and Use of the Property
   5.1. The property can accommodate a maximum number of guests.
   5.2. Guests must respect house rules, use the property responsibly, and avoid disturbing neighbors.
   5.3. Parties or events are not allowed without prior written authorization.
   5.4. Smoking is not permitted inside the property.
6. Liability and Damages
   6.1. Guests are responsible for any damage to the property or furnishings during their stay.
   6.2. A security deposit may could be required. Will be required upon arrival and refunded at the end of the stay, subject to deductions for damages or extra cleaning.
7. Cleaning and Maintenance
   7.1. The property will be delivered clean and in good condition. Final cleaning is included in the booking price.
   7.2. Guests are required to maintain the property clean and tidy during their stay.
8. Security and Valuables
   8.1.Casa Santa Vincenza is not responsible for the loss, theft, or damage of guests' personal belongings.
   8.2. Guests are encouraged to lock doors and windows when leaving the property.
9. Weather Conditions and Force Majeure
   9.1. Casa Santa Vincenza is not responsible for any inconvenience caused by adverse weather conditions, power outages, urgent maintenance work, or other force majeure events.
10. Dispute Resolution
    10.1. In case of disputes, an amicable resolution will be sought. If not possible, disputes will fall under the exclusive jurisdiction of the court of Bergamo.
11. Acceptance of Terms
    11.1. By making a reservation at Casa Santa Vincenza, the guest confirms they have read, understood, and accepted these Terms and Conditions.

CONTRATTO DI LOCAZIONE TURISTICA

TRA: Il Sig. Marcello Belleri, in qualità di locatore e proprietario di Casa Santa Vincenza, situata in Via Cavallotti 10, 24065 Lovere (BG), di seguito denominato "Locatore";

e

Il Sig./Sig.ra [Nome e Cognome], nato/a il [data di nascita], residente in [indirizzo], codice fiscale [codice fiscale], di seguito denominato "Conduttore";

SI CONVIENE E SI STIPULA QUANTO SEGUE:

1. Oggetto della locazione
   Il Locatore concede in locazione al Conduttore l'unità immobiliare sita in Via Cavallotti 10, 24065 Lovere (BG), arredata e completa di elettrodomestici e servizi, per uso esclusivamente turistico e non abitativo.
2. Durata
   La locazione ha una durata determinata dalle date concordate tra le parti, senza tacito rinnovo. Alla scadenza, il Conduttore si impegna a lasciare l'immobile libero da persone e cose di sua proprietà.
3. Canone di locazione
   Il canone di locazione è pattuito tra le parti e dovrà essere versato integralmente al momento della prenotazione tramite il metodo di pagamento concordato.
4. Deposito cauzionale
   Il Locatore si riserva la facoltà di richiedere un deposito cauzionale, il cui importo sarà concordato, al momento del check-in. Tale somma, se richiesta, sarà restituita al termine del soggiorno previa verifica dell'assenza di danni alla proprietà.
5. Spese e utenze
   Le spese di acqua, energia elettrica e gas sono incluse nel canone, salvo uso anomalo o eccessivo. Il servizio di pulizia finale è incluso.
6. Check-in e check-out

• Check-in: dalle ore 15:00 alle ore 20:00 del giorno di arrivo.
• Check-out: entro le ore 10:00 del giorno di partenza.
  Eventuali check-in anticipati o check-out posticipati sono soggetti a disponibilità e possono comportare costi aggiuntivi.

1. Obblighi del Conduttore

• Usare l'immobile con cura e rispettarne gli arredi.
• Rispettare il regolamento della casa e non disturbare i vicini.
• Non ospitare un numero di persone superiore a quello concordato.
• Non organizzare feste o eventi senza autorizzazione scritta.
• Non fumare all'interno della proprietà.

1. Responsabilità e danni
   Il Conduttore è responsabile per eventuali danni arrecati all'immobile e agli arredi, al di là della normale usura. Il costo delle riparazioni o sostituzioni sarà detratto dal deposito cauzionale, se richiesto.
2. Annullamento e rimborso

• Rimborso del 100% se la cancellazione avviene almeno 10 giorni prima della data di arrivo.
• Rimborso del 50% se la cancellazione avviene almeno 3 giorni prima della data di arrivo.
• Nessun rimborso per cancellazioni effettuate oltre tale termine.

1. Sicurezza e responsabilità
   Il Locatore non è responsabile per furti, smarrimenti o danni a beni personali del Conduttore. Il Conduttore si impegna a chiudere porte e finestre quando esce dalla proprietà.
2. Forza maggiore
   Il Locatore non è responsabile per disagi causati da eventi di forza maggiore quali condizioni meteorologiche avverse, interruzioni di servizi pubblici o lavori di manutenzione straordinaria.
3. Legge applicabile e foro competente
   Per qualsiasi controversia derivante dal presente contratto, le parti eleggono come foro competente il Tribunale di Bergamo.
